Senior Lettings Negotiator / Residential Tenancy Property Manager

We are seeking a dynamic Senior Lettings Negotiator/Property Manager to manage a mixed portfolio of residential properties, to oversee all aspects of lettings and property management. You will deliver exceptional service to landlords and tenants, ensuring high standards in all aspects of lettings and property management. The role demands professionalism, strong communication skills, and the ability to thrive in a fast-paced environment.

Key Responsibilities:

  • Lettings & Management: Manage a diverse portfolio of properties, including standalone and multi-unit developments. Complete at least 10 lettings per month (typically 8 existing and 2 new, subject to availability) while maintaining a high standard of service and compliance with the company Compliance Checklist.
  • Property Viewings & Marketing: Advertise and conduct viewings for properties, including taking professional photographs. Ensure properties are listed on Daft and the company website, and manage letting boards where applicable.
  • Tenant & Landlord Liaison: Vet potential tenants, secure landlord approval, handle deposits, and ensure proper documentation is completed for move-ins. Act as the first point of contact for tenants during the first 3 working days of the tenancy.
  • Lease Agreements & Move-In: Oversee the drafting of lease agreements, including any special conditions, and schedule tenant move-ins. Ensure the property is handed over in good condition.
  • Property Inspections: Conduct move-in and move-out inspections, with mid-tenancy inspections carried out as necessary.
  • Property Maintenance & Management: Oversee move-out processes, negotiate deposit deductions with both tenants and landlords, and recommend any works or repairs required to maintain properties.
  • Tenant Issue Resolution: Address mid-tenancy issues such as non-payment of rent, noise complaints, and early move-outs in a timely and professional manner.
  • Business Development: Drive growth by actively seeking new rental properties through personal contacts and business development efforts, with a target of securing at least two new rental properties per month.
  • Legal & Compliance: Advise landlords on landlord-tenant legislation, statutory property obligations, and rent reviews. Ensure all lettings and management activities comply with current legislation.
  • Collaboration & Reporting: Liaise with accounts, property managers, clients, maintenance companies, and management companies to ensure smooth operations. Provide daily updates on lettings activities and progress to the Head of Lettings.

Required Qualifications & Skills:

  • Full, clean Driver’s License.
  • PSRA License (Type C).
  • Direct experience as a lettings & managing agent.
  • Strong understanding of lettings regulations, property law, and tenancy management.
  • Excellent communication and negotiation skills.
  • Ability to work independently and manage a high volume of properties.
  • High attention to detail and strong organisational skills.
  • Proficient in using property management software, email, and MS Office Suite.
